I don’t let my buyers make offers on gut feel. Before we submit an offer on any property, I pull a Comparative Market Analysis to validate what the home is actually worth in today’s market.

Recently, a buyer I worked with thought a property was reasonably priced. When I ran the CMA, we discovered the home was priced $25,000 below market value. Here’s a real example: Three days before a scheduled closing, after all furniture was moved out, we spotted a crack running corner to corner across a wall. Foundation issue. I called a foundation specialist the same day. We did not close. We waited for the foundation to be repaired first.

When they repaired the foundation, it revealed additional plumbing damage worth several thousand dollars — and because we waited, it was entirely the seller’s responsibility. A lesser agent would have pushed for a $9,000 credit and gotten you to closing on their schedule. We delayed closing because it was the right move for the client. Full stop.
