Home Not Selling in Killeen?

If your Killeen-area home has been on the market a month or more with few showings and no offers, the price is almost always sitting above what nearby homes are actually closing for. Presentation, exposure and showing access come next. Stephen Harris, a Real Estate Broker and REALTOR® with All City Real Estate, leads The Good Life Team and helps Fort Hood-area homeowners in Killeen, Harker Heights, Copperas Cove, Belton, Temple and Nolanville sell after their home didn’t. The fix starts with seeing where your home stands against the homes that are selling around you.

It makes sense to be frustrated. You did what you were told to do, the sign went up, and the phone went quiet. That is a common experience in this market right now, and it is fixable.

No pressure, nothing to sign. Call or text and a real person answers.

Local Data

What’s Happening in the Fort Hood Area Right Now

Stephen and his team pulled every residential listing in the six core Fort Hood-area cities and tracked each home through every listing attempt. Here is what the data shows.

What we measuredFort Hood area (6 cities)
Homes that came off the market at least once without selling2,175 of 8,408 (26%)
Sold on the first listing: median days on the market57 days
Sold on the first listing: sale price vs. highest asking price97.1%
Sold after coming off first: median total days across listings221 days
Sold after coming off first: sale price vs. highest asking price88.1%
Active listings past 60 days on the market1,184 of 2,089 (57%)
Active listings that have already cut price1,077 (median cut 4.8%)

A home that sells on the first try here closes at about 97% of asking in about two months. A home that comes off and sells later takes about seven months in total and closes closer to 88% of its highest price. On a $300,000 ask, that gap is roughly $27,000.

The longer a home sits, the more the seller gives away. Homes priced above $350,000 stall most often: 30% came off without selling, compared with 24% to 25% below that line. In Killeen specifically, 26% of homes came off at least once, and 401 of the 717 homes active today have been on the market more than 60 days.

Why Homes Stall

Five Reasons a Home Sits, and None of Them Are About You

They are about information and incentives, and most sellers were never shown the full picture.

Price vs. the homes actually closing

Buyers compare your home to what sold last month, not to what the neighbor listed for. If closed sales are below your price, showings dry up first and offers never come.

Presentation

Phone photos, a dark listing video, or no video at all. Buyers in this area shop on Zillow before they ever drive by, so the listing has to win on a screen.

Exposure

A listing that goes on the MLS and waits for Zillow to do the work gets one wave of attention in week one, then goes quiet.

A listing that went stale

Same photos, same description, same price for 90 days. Buyers who saw it in month one assume something is wrong with it by month three.

Timing and access

Launching into December, or limiting showings to weekends, cuts the pool of buyers who can actually get through the door.

The Second Launch

What Stephen Harris Does Differently With a Home That Didn’t Sell

When Stephen Harris and The Good Life Team take over a listing that sat, Stephen starts by showing you where your home stands against the homes that are selling and the homes that are sitting near you, with the math on the table. From there the plan is built around getting the home as much attention as possible, which is what produces offers and leverage.

A premium presentation of the home

Professional photos, video and drone footage, with the home positioned for the buyer most likely to want it.

Never a stale listing

Stephen’s team tells the story of the home from different angles over the life of the listing, including fresh photos when it helps, so it keeps earning attention instead of aging out.

Consistent marketing, well beyond the MLS and a yard sign

Premium Zillow placement and a steady presence across YouTube, TikTok, Instagram and Facebook for the life of the listing.

A monthly competitor check

Stephen’s team compares your home against every similar home for sale near you, so you always know where you stand and whether the price still fits.

Weekly communication from the team

Showings, feedback, what changed in the market this week, and what we recommend next, even when the news is not what you hoped for.

Sold After It Didn’t Sell

Killeen, 2026

A seller came to Stephen Harris as their second listing agent after the home had already sat. Stephen’s team relaunched it with premium Zillow placement, high-end photos and video, and a steady social media push. It still sat, because the price was above what the neighborhood was closing at.

Instead of guessing, Stephen showed the sellers the homes near them that were going under contract while theirs wasn’t, and how their home compared to each one. The sellers adjusted the price with that information in hand, several offers came in, and Stephen’s team negotiated the terms to the strongest net for the sellers and closed.

The sellers told Stephen it was the best service they had received from any agent across three homes they had sold.

A Fair Question

Already Listed With Another Agent?

Your listing agreement is with your current brokerage, so the first conversation belongs with them. Read your agreement, talk to your agent, and ask what they recommend changing. If your listing has ended, or your brokerage has released you, Stephen is glad to give you a second opinion with no obligation.

Common Questions

Questions Sellers Ask When a Home Isn’t Selling

Why isn’t my house selling in Killeen?

The most common reason is price sitting above what nearby homes are closing for. After that: presentation, exposure, a listing that went stale, and limited showing access. In the Fort Hood area, about 1 in 4 homes listed since October 2025 came off the market at least once without selling, so you are in a large group, and most of those homes eventually sell once something changes.

Should I lower my asking price?

Compare your price to what similar homes nearby have closed for in the last 90 days, not to what they listed for. If closed sales sit below your price and showings are thin after 30 days, a reduction usually costs less than waiting. Fort Hood-area homes that came off and sold later closed at a median 88% of their highest asking price, versus 97% for homes that sold on the first try.

How long should a house be on the market in Killeen?

Homes that sold on the first listing in Killeen spent a median of 50 days on the market. Past 60 days, you are in the group that needs a change in price, presentation or marketing, because more than half of active Killeen listings are already there.

Can I change real estate agents while my house is listed in Texas?

Your listing agreement in Texas is a contract with the brokerage, usually a Texas REALTORS® Exclusive Right to Sell agreement with a set term. Read it first, then talk to your agent and their broker. Many brokerages will agree to a release; some charge a fee or ask you to wait out the term. This is general information, not legal advice.

What happens when my listing expires?

The home comes off the MLS and most portals, the agreement ends, and you can relist with any brokerage. Of the Fort Hood-area homes that came off without selling since October 2025, 856 sold later, 415 are back on the market or pending, and 904 are still off the market. What you change before relisting decides which group you land in.

Should I take my house off the market and rent it instead?

It depends on your payment, what the home would rent for, and whether you want to be a landlord. Stephen runs both scenarios side by side, selling now at a market price versus renting and selling later, so you can compare what each one leaves you with before you decide.
